Are any of y’all thinking of putting your house on the market this Spring?  Then this is the post for you!  I have been fortunate in my short life to have been able to purchase a home and although I’m young, I purchased my third house over the summer. I absolutely love real estate…especially looking at houses!

The previous two homes that I have sold have both gone under contract within a week and the last one went under contract within 24 hours.  I have definitely had some luck on my side, where I have bought low and sold high, both in strong real estate markets.  I’ve also done improvements. In both homes that I’ve purchased I have completey renovated the kitchens, which in my opinion, is the best investment you can do for your home. I did not have a lot of money to do either renovation, but with a lot of researching for the best deals for cabinets, countertops, flooring, as well as some DIY projects to help keep costs down, I was able to transform the spaces.  But now I’m going off on a tangent 🙂

How to sell your home in 24 hours - Get a Good Realtor

This may be an obvious one, but it’s true! You need a Realtor who is going to do a lot of marketing for you and go the extra mile.  You want them to hire a professional photographer to take the photos of your home (makes such a difference!) You want them to go ahead and be talking to other Realtors about your home before it’s even on the market and creating a buzz.  Are they going to do a caravan with other agents?  Where will they be posting your home?  Will they have signs around your neighborhood pointing to your home as a house for sale?

How to sell your home in 24 hours - Curb Appeal

Mom always said that first impressions are lasting impressions and it’s the same when selling your house. I know I’ve been guilty of not even wanting to go into a home because the curb appeal was not there.  Make sure your grass is cut, flowers are planted, shrubs and trees trimmed back. You’ll want to also make sure that the exterior is painted if it needs it and the sidewalk is pressure walked.

How to sell your home in 24 hours - Take Yourself Out of Your Home

I know we all have personal pictures around our house of family and friends. Or artwork on the fridge that the kids have drawn.  But all of this needs to come down.  People looking at your house want to envision themselves living in it.  If you have personal effects all over, this is harder for people to do. The only photos that we kept out are vintage black and white family photos.  If you have family photos on the wall and you’re afraid the space will look bare, go to Homegoods and see if there is a larger print on clearance that you can use in its place.

You also need to have your closets clean and organized…the closet doors will be opened 🙂 Before we placed our home on the market we did a huge purge and donated so many things. The good thing about this is that now when you move into your new home, you’ll be moving in with the items you truly want.

Make sure you clean out your fridge, pantry, cabinets, etc.  I am also guilty of having tons of stuff on our kitchen counter, but when you’re selling your home, you want to take as much off the counters as possible. If you have lots of items on your countertops, people are going to think that there isn’t enough space.

Don’t leave things that you know need attention for the home inspection. The home inspection is such an important part of the process and the less items that are on the report, the better.  Don’t get me wrong, there will still be a lot of items on there, but you don’t want it to seem like there is so much wrong with the house that the buyer will walk away.

Go ahead and replace that rotten wood on your trim. Get your gutters cleaned and any branches touching your house removed.  Plus you’ll have to disclose of any pertinent issues you are aware of, so those that you know, you might as well get them done!

It’s a pain to keep your house spotless 24/7, but you will need to do this if you want to sell your home quickly.  You do not want to turn down any showings because your house wasn’t clean.  Also, if you have dogs and work during the day, take them to doggy day care. We don’t work near where we live, so we made sure to take Teddy to doggy day care so that we didn’t turn down any showings when we were at work.

Staging, in my opinion, is the most important part of selling your home.  Have you ever walked into a home that’s for sale and it just feels and looks disheveled?  If a home doesn’t feel put together, it loses a little bit of it’s appeal.  Do you have a room with a crazy color that you love? Unfortunately not everyone is going to love the same color, so paint rooms with neutral colors.  You can use pops of color in your décor with curtains and pillows.

Make sure the rooms feel open and spacious. You don’t want the space to feel cluttered with furniture because it will make the room feel small. If an area looks cramped with too much furniture, then something needs to go. You can either donate or find another spot for it or use your parent’s basement for storage.

You want people to look at the space and fall in love with it and start to see themselves living there.  If a room feels bare or on the other spectrum too busy, it’s going to be hard for people to imagine themselves living in your home.  You’d be absolutely amazed at how you can transform your space using the same items you have, but just doing a little re-arranging.

  2. Good article ! We have been very fortunate to have sold all out houses in a week. The most recent one within 3 days before the contract was signed with the Realtor and for the asking price ! Now were in our first fixer upper and as much as we would like to sell this year we will wait until next year (paying for DD’s wedding), in the mean time we have the list from the inspection to go by on what needs fixing. We would LOVE to remodel the kitchen but figure its going to cost an arm and a leg and we just don’t have the funds for it sadly. Hoping when the day comes someone with the $$ will want to take on the kitchen and by the house anyway. Good article !
